  • Wrong shade of white

    There are at least eight common "off-white" shades used in Dubai. Even a 1-shade mismatch is visible to a landlord inspector. Always confirm the developer code before tinting.

  • Painting over water damage without repair

    Water stains bleed through fresh paint within weeks. Diagnose and fix the source before the topcoat goes on.

  • Skipping mounting-bracket removal

    TV brackets, shelving anchors and curtain rods left in place look unprofessional and signal "I rushed". Remove all hardware before repainting.

  • Painting only the damaged sections

    Spot-painting always shows. Repaint full walls (corner-to-corner) so the finish is uniform under all lighting conditions.

  • Cheap budget paint on premium developer specs

    Some inspectors check brand. Emaar handover spec is Jotun Lady — using Asian Paints Apex saves AED 200 and costs the deposit.

Move-out repaints are designed to look pristine at handover inspection and for the following 30-60 days while the next tenant moves in. Long-term durability is the next tenant's concern. The 12-month workmanship warranty still applies — if peeling shows up during the handover window, we return at no cost.

  • Do you know the landlord-spec colours for major Dubai communities?

    Yes. We hold paint codes for Emaar (Downtown, Marina, Ranches), Dubai Properties (Business Bay, JBR), Nakheel (Palm, JLT clusters), Damac Maison and most JVC developers. Send your building name and we confirm the exact spec immediately.

  • What if I painted my walls a non-standard colour during my tenancy?

    No problem. We repaint over the existing colour back to the landlord-spec white. This typically needs two coats instead of one and a slightly higher quote, but it is still much cheaper than the deduction your landlord would make.

    For a studio, 24-48 hours from confirmed booking. For a 1-2BR apartment, 48-72 hours including the on-site work. We can handle urgent jobs (next day or same-day) for an additional small fee where vendor availability allows.

  • Can I be away while you do the work?

    Yes. About 60% of our move-out jobs are done while the tenant has already physically moved out and is overseas or in a new home. We coordinate access with building security or your leasing agent and send hourly photo updates.

  • What about damage to bathrooms, kitchens or floors?

    We focus on walls and ceilings. Bathroom regrouting, kitchen fittings or floor polishing are outside our scope but we can refer trusted handymen for those tasks. Combining the work into one handover window often saves time.
